3 TIPS FOR DESIGNING YOUR NORTHAMPTONSHIRE HOLIDAY RENTAL

With so many properties to compete with, it's imperative your property stands out from the crowd when listing on AirBnb and other property listing websites. It's amazing what can be achieved with a few tweaks, so I'm here to give you a few pointers to get your Northamptonshire or South Leicestershire holiday home looking beautiful and converting bookings.

TIP ONE - A CONSIDERED COLOUR PALETTE

Most people booking a property for a getaway are looking for either a home away from home, total extravagance or an escape that is completely different to their own home. A warm, inviting design aesthetic is key to enticing guests to book with you, and a considered colour scheme can do just that. Stick to three colours and repeat them in different ratios throughout the rooms in your property for a cohesive feel. Whether you go for a serene, neutral palette for those looking for a relaxing escape, or choose a bold, colourful scheme for a lavish experience, creating your palette up front will help you when choosing furniture and accessories, and ensure your property photos stand out.

TIP TWO - MATCH THE INTERIOR STYLE TO THE PROPERTY

Matching the inside of the property to the outside of the property is a great place to start when creating a vision for a space. When renters search for a cottage, they are likely looking for a cosy getaway rather than a fresh, modern feel. To reverse that, they may be searching for a modern new build with all the amenities, but if the interiors look a little dated, you could be putting them off. You can 100% make really fun and alternative spaces within any property type, especially shepherds huts, cabins and barns, but if you're unsure, a good starting point is the exterior.

TIP THREE - MAKE THE BED LOOK INVITING

One of the biggest turn offs when viewing a rental property listing is an uncomfortable looking bed. You need to prioritize your bedding and linen to ensure your photos look great and that it looks just as good when guests arrive. Whether you mix it up with colourful bedding or stick to a plain, classic white, this is one of the most important aspects to focus on. Also, buy a duvet one size larger than the mattress size; it's more comfortable and looks ten times better.

THE IMPORTANCE OF GOOD PHOTOGRAPHY

Photography and video are key to making your property stand out amongst the crowd. There can be hundreds of properties in a given area and having clear, beautiful imagery will capture the attention of potential guests. A 2016 Airbnb research study found that those with good photography earned 28% more bookings and could charge a 26% higher nightly rate.
